Renting in Ruaka: rent prices, areas and tips (2026)

TrueHome Kenya · Updated 26 October 2026

Ruaka, just across the Nairobi border in Kiambu County, has become one of the most popular places for young professionals to rent: new apartments, lower rents than Westlands or Kilimani, and a short hop to Two Rivers Mall and Gigiri. Here's what renting there actually costs and what to check before you pay.

Where is Ruaka?

Ruaka sits off Limuru Road, north of Nairobi, and is reached mainly via Limuru Road and the Northern Bypass. Two Rivers Mall, Rosslyn Riviera, Village Market and Karura Forest are all close by. Common parts of Ruaka you'll see in listings include Ruaka town and the area around the main road, Boma Road, Joyland, Gacharage and the Two Rivers precinct.

Listings often say "12 minutes to Westlands" or "25–30 minutes to town". Treat these as off-peak times: Limuru Road and the Ruaka junction get busy at rush hour, so test your commute at the time you'd actually travel.

How much is rent in Ruaka? (October 2026)

These ranges come from Ruaka apartments advertised on BuyRentKenya and Kenya Property Centre in late October 2026. They're asking rents, so there's often room to negotiate.

  • 1 bedroom: roughly KSh 30,000 to 40,000 a month for most new apartments, with larger or premium units up to about KSh 55,000.
  • 2 bedrooms: most between about KSh 33,000 and 50,000, typically with a lift, backup generator and master en-suite. Bigger units with a gym or pool ask KSh 55,000 to 80,000.
  • 3 bedrooms: from about KSh 65,000 in newer blocks.
  • Luxury and furnished (Two Rivers): KSh 300,000+ a month. This is a different market from the rest of Ruaka.

Watch for extra costs on top of rent. One October 2026 listing, for example, charged water at KSh 100 per unit, KSh 300 a month for garbage and a one-off KSh 3,000 "legal fee". Always ask for every charge in writing before you commit.

What to check in Ruaka specifically

  • Water: many buildings rely on a borehole and storage tanks. Ask whether water is constant, how it's billed, and how big the tanks are.
  • Backup power: in high-rise blocks, check the generator covers the lifts and water pumps, not just corridor lights.
  • The road in: is the access road tarmac or cabro, or murram that floods or turns to mud in the rains?
  • Your commute: do a test trip at rush hour, by matatu or car, to the place you go most.
  • Construction nearby: Ruaka is still building fast. Ask whether there's an empty plot next door that's about to become a building site.
  • Who you're paying: confirm the landlord or the agent's authority to let, and never pay a "viewing fee" or deposit before you've seen the unit.

Avoiding fake Ruaka listings

Popular areas attract scammers. Be suspicious of a Ruaka 2-bedroom advertised far below the ranges above, anyone who pressures you to pay today to "secure" the house, or a landlord who can't meet you there.
